Facility Usage Terms & Information



For a series of classes taught on a weekly basis: $40/class.

When space is available, props, costumes and other rehearsal items may be stored in designated areas to be determined in advance with ABCCNJ   staff. All stored items must be contained and clearly marked with artist/group’s name.

Any unidentified items left in the space without permission will be disposed of.

ABCCNJ bears no responsibility for items that are lost, stolen or damaged.


Fees for each month must be received in advance of studio use each month,

Rental dates that fall on holidays are billed at contracted rates.  Rentals that fall on holidays that are cancelled in advance will be billed at 50% of contracted rates.  If another user rents the studio for the time you have cancelled you will not be charged.  ABCCNJ staff must be notified at least one month in advance of any other changes to the regular schedule, otherwise space renter will be charged f or time regularly reserved for them.


Minimum Rental: 3 hour block $175.  Same Day, Additional Hours (or parts of 

hours) $50/hr.  Note: One hour of Set-up time will be included in rental time


There is absolutely no smoking in the building under any circumstances, including out windows or in the hallways.


Food and drink are permitted in the studio area and hallway.

Food must be cleaned-up and disposed of in the building trash bin in the back lot. 


Space is only reserved with full payment in advance of use. ABCCNJ will not reserve or hold space without full payment in cash,

check or credit card.  All users must complete a credit card security form.


Short Term Studio rental user fees are fully refundable if booking is canceled at least a month in advance otherwise, there are

no refunds or changes.


Any equipment or furniture used or moved within the space must be returned to the original location before leaving the space.  Any other equipment or property in the space is not available for general use without permission from ABCCNJ


All trash, food, bottles and cans must be disposed of in the dumpster behind the building.


The primary space renter (signer of CONTRACT OF AGREEMENT FOR STUDIO USE) is responsible for informing all other associates regarding the rules of the space and insuring all rules are observed.  Renter is also responsible for turning off all electrical equipment, closing all studio windows, closing and locking all studio and building doors upon departure.  Any signs or notices put on walls or doors must be removed after your class.  Any renter who leaves facility lights or electronic equipment on after their rental will be charged $10.  Any renter who leaves facility outside door blocked open after their rental will be charged $25.   

Failure to observe the rules of the space and/or care for the space as outlined in this agreement, immediately renders this agreement null and void, and the renter will forfeit all security and rental deposits, as well as future opportunities to use the space.

ABCCNJ cannot be responsible for any personal property lost, stolen or damaged if left on the premises.  Long Term Studio Users may maintain locked storage boxes in assigned storage areas.

Rental Rate: $175 per event, (Two-hour rental with one hour of set up and one hour of clean up included)

A security deposit of 25% is required to hold the dates. This deposit will be applied towards the final invoiced amount. Your deposit may be made by cash, electronic payment, Credit Card or check made payable to ABCCNJ.

Balance must be paid seven days prior to event.

Cancellation: Cancellations 60 or more days prior to the event will result in a refund minus a 10% service fee. Cancellations made less than 59 days prior to the event result in loss of entire deposit.

Set-Up Time: Rentals include one (free) hour immediately before the event for set up and one (free) hour after the event for clean-up. If additional time is necessary, an hourly fee of $50 for rental is charged. Cleanup and breakdown must begin at your pre-arranged end time. At event end time renter must begin to empty the facility of all party/event items. Renters, guests and all party/event paraphernalia must be completely out within an hour of pre-arranged end.

Capacity: Room works best with about 100 people. Maximum capacity is 150 people. The ABCCNJ staff reserves the right of final approval of number allowed at party. For children’s parties there MUST be a 1:2 ratio of adults to children.

Tables & Chairs: ABCCNJ allows access to available studio table and chairs and reserves the rights of final approval of room set up. Renter provides any needed tables, chairs & tablecloths.

Decorations: All decorations and party entertainment are subject to final approval by ABCCNJ staff. Confetti, glitter, smoke/popcorn/cotton candy machines, and piñatas are strictly prohibited inside and out. Nothing may be tied to fixtures, and tape is not permitted on painted walls. Balloons and all other decorations both inside and out must be removed by renter before departing. ABCCNJ has no utensils to borrow or rent.

Garbage: ABCCNJ provides garbage cans and liners. Renters are responsible for leaving tied garbage bags outside in the dumpster behind the building. The key to the dumpster hangs on the left side of the office window on a paper clip. ABCCNJ is a smoke free building.

Cleaning: The studio must be left clean after your rental. You are responsible for cleaning the wood floor with the Swiffer mops provided. All cleaning supplies are kept in the men’s changing room in-between the two studios. You must return all studio items to their original place. We suggest that you take a picture of the studio when you arrive and when you leave. A cleaning/set up fee of $120 will be applied if the studio is not cleaned or items not returned.

Theft/Damage: You are responsible for any items stolen or damaged from our studio during your rental.
